A New Protection for Veterans Facing Financial Hardship
A major change to the VA Home Loan program now provides additional protection for veterans who are struggling to make mortgage payments.
The VA Home Loan Program Reform Act created a new VA Partial Claim Program, designed to help eligible veterans avoid foreclosure and remain in their homes during periods of financial hardship.
For many veteran homeowners, this program offers another option before foreclosure becomes a reality.
What Is the VA Partial Claim Program?
The program allows qualified veterans who have fallen behind on mortgage payments to bring a loan current without immediately paying the entire delinquent amount out of pocket.
The process generally works as follows:
The mortgage servicer identifies a veteran who may qualify. The veteran completes a three-month trial payment plan. The servicer advances funds to bring the loan current. The Department of Veterans Affairs reimburses the servicer for that amount. Repayment to VA is deferred until the home is sold, refinanced, or the mortgage is paid off.
This structure can provide breathing room for veterans who have experienced a temporary financial setback.
Why This Matters
Unexpected events can affect any homeowner:
Job loss Medical expenses Family emergencies Rising living costs Temporary reductions in income
Without assistance, missed mortgage payments can quickly lead to foreclosure proceedings.
The new VA Partial Claim Program gives qualified veterans another path toward preserving homeownership while maintaining their existing mortgage.
Who May Benefit?
Veterans who:
Currently have a VA-backed home loan Have fallen behind on mortgage payments Are experiencing temporary financial hardship Can demonstrate the ability to resume regular mortgage payments
Eligibility requirements are determined by the loan servicer and the Department of Veterans Affairs.
What Should Veterans Do?
If mortgage payments become difficult, contact your loan servicer as soon as possible.
Early communication often creates more options and may improve the likelihood of qualifying for available assistance programs.
Waiting until foreclosure proceedings begin can significantly reduce available solutions.
